Bollywood superstar Ajay Devgn has made a significant move in Mumbai’s commercial real estate market. Devgn has leased an office space in Andheri West to Bombay Design Centre for a monthly rent starting at ₹5.47 lakh.
The rental agreement spans five years from May 2025 to April 2030, with an initial fit-out period included. The 2,545 sq ft (236 sq meters) carpet area office space will see a rental escalation, with the rent rising to ₹6.29 lakh per month in the final two years.
Officially registered in May 2025, the deal involved a stamp duty payment of ₹85,500 and registration charges of ₹1,000. A security deposit of ₹16.42 lakh was also part of the agreement.
Devgn had earlier acquired three adjacent office units, each measuring 2,545 sq ft, for a combined cost of ₹30.35 crore in April 2023. The current lease deal pertains to one of these units. Based on the rental structure, the yield is estimated at around 6.5% for the first three years and 7.5% for the remaining two years.
This strategic lease not only strengthens Ajay Devgn’s real estate portfolio but also highlights the growing demand for premium commercial spaces in Mumbai’s Andheri West region.
